October 2026 Real Estate Market Update: Belleville, Quinte West and Prince Edward County
Belleville and Quinte West recorded their strongest October home sales since 2021, but the improvement in activity produced different results. Belleville’s median sale price increased and months of inventory declined, while Quinte West continued to face growing inventory and lower prices. Prince Edward County moved in another direction, with fewer sales and a lower median price. Even with fewer properties listed for sale, supply remained elevated relative to buyer activity.
Here’s a closer look at what changed across the three markets.

Figures above compare October 2026 with October 2025. Percentage changes are rounded to one decimal place.
Belleville: Stronger Sales Helped Improve the Market Balance
Belleville recorded 69 sales in October, an increase of almost 28% from last year and its strongest October sales total since 2021. That improvement came despite new listings and active listings remaining at ten-year highs for October. Buyers continued to have plenty of choice, but more of them were making purchases.
New listings increased almost 20% to 151, while active listings rose just 1.7% to 300. Stronger sales helped absorb the additional listings and limit the accumulation of inventory.
Average days on market declined, and months of inventory fell from 5.46 to 4.55. The median sale price increased 8.3%, from $450,000 to $487,500.
October was a rebound month for Belleville. One month does not establish a lasting trend, but stronger activity helped improve the balance between available properties and buyer demand.
Quinte West: More Sales, but Inventory Continued to Build
Quinte West also recorded its highest October sales volume since 2021. There were 47 sales, up 9.3% from 43 last year. The difference was the amount of inventory available.
New listings were almost unchanged at 102 compared with 101 last year, continuing a relatively flat pattern over the last four Octobers. Active listings, however, increased 25.9%, from 232 to 292.
That growing selection reflects properties accumulating on the market, rather than a significant increase in new listings. Days on market continued to climb, and months of inventory increased from 5.66 to 6.21.
The median sale price declined 7.4% to $499,900, its lowest October level since 2023.
Improved sales activity was not enough to offset the inventory pressure. Buyers had more selection than a year ago, while sellers continued to face competition from other available properties.
Prince Edward County: Fewer Listings Did Not Mean a Tighter Market
Prince Edward County recorded 34 sales in October, down 27.7% from 47 last year and its lowest October total in three years. The median sale price declined 17.6%, from $675,000 to $556,000, reaching its lowest October level since 2020.
A monthly median reflects the mix of properties sold. This decline does not mean every property in the County lost 17.6% of its value.
Active listings also declined, falling 15.4% from 331 to 280. On its own, that could suggest a tightening market. However, sales declined faster than available inventory, pushing months of inventory from 7.36 to 8.48.
New listings fell 33.1%, from 127 to 85. Although lower than last year’s peak, they remained above historical norms.
With fewer sales occurring, some of the reduction in active inventory likely came from listings expiring or sellers taking properties off the market. Withdrawal and expiry figures would be needed to confirm how much.
The key distinction is that fewer available listings did not translate into less supply relative to the pace of sales.
What This Means for Buyers and Sellers
October highlights why local market conditions need to be considered individually. Belleville’s stronger sales helped improve the market balance. Quinte West saw increased activity alongside a larger inventory of unsold properties. Prince Edward County had fewer listings, but an even greater slowdown in sales.
For buyers, available inventory and the pace of sales help explain how much choice and negotiating room may exist. For sellers, competing listings, recent comparable sales and property condition remain central to pricing decisions.
Monthly statistics provide useful context, but the right approach depends on the property, price range and neighbourhood.
