Inflation is falling sharply. But that doesn’t mean the end of rate hikes

Even though inflation is showing signs of significant cooling, the Bank of Canada is warning that progress might not be enough to prevent further interest rate hikes.

Canadian CRE investment trends

The latest results from Altus Group’s Canadian Investment Trends Survey (ITS) for the four benchmark asset classes show that the Overall Capitalization Rate (OCR) rose to 5.47% in Q1 2023. This is an increase compared to the previous quarter at 5.36%. Lending practices have tightened with increased scrutiny and higher carrying costs.At the beginning of the year, a new statute was introduced to address housing supply woes for Canadian citizens.

However, after a few short months, the legislation has inadvertently sunk a number of development and real estate investment deals and has led to other unforeseen consequences which are inconsistent with its purpose.

Average house price was $686,371 in March — slightly up from February but still $130K below 2022 peak

The number of homes being sold and the prices they're selling for are still dramatically lower than they were a year ago, but Canada's housing market is showing signs of rebound this spring with prices and sales volumes inching higher in March compared to February.
